Signage in Pigeon Valley: What Every Resident and Business Should Know

4 min read

Signage is one of those things you barely notice when it's done right, and can't ignore when it isn't. Across Pigeon Valley, signs serve a real purpose – they deter crime, help emergency services find their way, point buyers to a property, or let a customer know a home business exists. But signage that's outdated, oversized, or placed in the wrong spot chips away at the look and feel of our neighbourhood, and in some cases falls foul of municipal by-laws.

This guide pulls together the key rules for the four types of signage most common in Pigeon Valley: neighbourhood watch and security signs, home business signage, commercial advertising, and estate agent or contractor boards. If you're planning to put up a sign of any kind, the PVUIP office is always happy to check the requirements with you before you install or manufacture anything – a quick call can save an unnecessary cost and a possible removal notice down the line.

Neighbourhood Watch and Security Signage

Security and neighbourhood watch signs play an important role in helping deter crime and guide emergency response. To keep them effective, and our neighbourhood looking good, please remember:

  • Remove old security signage that's no longer relevant or that has been superseded by a newer sign.

  • Keep signs clean, legible and well maintained – a faded or damaged sign undermines the message it's meant to send.

  • Place signs on or within your property boundary.

  • Note that CPF and Nature Conservancy signage is regulated under a different section of the Municipal Outdoor Advertising By-law (Section 14), so the rules for those signs differ slightly from general security signage.

If you're unsure about the requirements for signage in the community, contact the PVUIP office before installing a sign. We're happy to point you in the right direction.

Home Business Signage

Residents are allowed to operate a small business or home office from within their house, however,  there are strict parameters so make sure you get the relevant permission to stay on the right side of the by-laws. To help maintain the residential feel of our streets, home business signage should stay simple and discreet.

A few things to keep in mind:

  • Home businesses must comply with the Land Use Management By-law (Clause 1.13.4), including the requirement that the property remains primarily residential, with the lesser of 30% or 40m² used for the home office.

  • Only one sign is permitted per street boundary.

  • Signs should sit within your property boundary or be fixed directly to your boundary wall.

  • Strict restrictions apply to the appearance and content of the sign.

  • Sign size is limited to 0.2m², unless special approval has been obtained from the Municipal Signage Department.

  • Home business signage is regulated by the Municipal Outdoor Advertising By-law (Schedule 17).

Well-designed, unobtrusive, professional signage helps customers find you while preserving the look and feel of our neighbourhood. If you're planning a home business sign and are unsure of the requirements, contact the PVUIP office before manufacturing or installing it – we're happy to help you avoid unnecessary costs.

Commercial Advertising Signage

Pigeon Valley has two designated commercial nodes: one around Fulham Bakery on Lena Ahrens Road, and the other around Grounded on Cato Road. Commercial signage in our area is limited to these two nodes.

Requirements for commercial signage include:

  • Secure attachment and safe installation.

  • Compliance with municipal requirements, including the maximum exempt sign size of 0.6m².

  • Business signage is regulated by the Municipal Outdoor Advertising By-law (Chapter 2).

If you're planning new commercial signage and are unsure of the requirements, feel free to contact the PVUIP office before manufacturing. We're happy to point you in the right direction and help avoid unnecessary costs.

Estate Agent and Contractor Board Signs

Property signage helps buyers find homes, and homes find buyers – but it needs to balance visibility with the residential character of the neighbourhood, without making it look like there's a mass exodus from the area.

When marketing a property, please remember:

  • Signs should be placed within the boundary of the property being advertised.

  • Signs may not be attached to municipal infrastructure, street furniture, public fences, centre medians or pavements.

  • The maximum permitted sign size is 0.55m².

  • No more than one sign per estate agency, per street frontage, and a maximum of two signs per property street frontage.

  • Estate agent signage is regulated under Chapter 6, while the positioning, size and number of property advertisement boards is regulated under Schedule 13 of the Municipal Outdoor Advertising By-law.

Thank you to the estate agents who help keep our neighbourhood attractive while showcasing the wonderful properties our area has to offer. If you're unsure about the requirements for property advertising boards, contact the PVUIP office before installing signage – we're happy to help point you in the right direction.

When in Doubt, Ask Before You Install

Every category above comes back to the same simple advice: check with the by-laws before a sign goes up, and the PV UIP office can assist. Whether it's a security sign, a home business board, commercial advertising, or an estate agent sign, getting it right the first time keeps Pigeon Valley safe, attractive, and compliant – and saves everyone the cost and hassle of having to redo it later.

A Few Tips for Faster Turnaround of Fault Repair

  • Take a photo. Whether you're emailing or using WhatsApp, a clear photo of the fault and its exact location speeds things up considerably.

  • Note the location precisely. A street address, nearest intersection, or (for street poles) the pole number is needed.

  • Keep your reference number. If you report by phone, hold onto the reference number in case you need to follow up.

  • Use WhatsApp for convenience. It's often the quickest way to log a fault with a photo attached, without waiting on hold.

  • Send your reference to the PV UIP office WhatsApp 072 480 0059, phone 031 205 1269 or email admin@pigeonvalleyuip.durban
